Context

Midtown Oakville in context

Midtown Oakville is where the town has agreed to put most of its future height. It is a wedge of low-rise offices, older industrial buildings and surface parking around Oakville GO Station, and on paper it is the most transit-accessible land in Halton: a Lakeshore West station, the QEW, and Trafalgar Road all meet inside it.

It is also the place where municipal and provincial planning are furthest apart. The Town's own framework for the area, Official Plan Amendment 70, was adopted by Council in February 2025 and is still sitting with the Minister of Municipal Affairs and Housing without a decision. In the meantime the Province issued four Minister's Zoning Orders in April 2026 covering four sites in the area, which take effect immediately, override municipal zoning, and cannot be appealed to the Ontario Land Tribunal.

The practical result is that the most consequential decisions about this neighbourhood are being made in Toronto rather than at 1225 Trafalgar Road. What Oakville retains is a seat at the table on refinements, and the Province has said it will bring maximum heights down from 56 storeys to 38 while keeping the same number of homes.


Development

What is in the pipeline

  1. Four provincial Transit-Oriented Community sites: 217 and 227 Cross Avenue with 571 to 595 Argus Road; 157 and 165 Cross Avenue; 166 South Service Road East; and 590 Argus Road.
  2. Together the four sites are expected to deliver more than 6,800 homes, with about 4,000 construction jobs and roughly 400 long-term jobs.
  3. Each of the four sites also has a municipal development application that was appealed to the Ontario Land Tribunal; the applicants have asked for an adjournment and the Town consented.
  4. Elsewhere in the area: 627 Lyons Lane, 420 South Service Road East and 349 Davis Road carry active applications.

Schools

Public information

Midtown is a largely non-residential area today, so its school demand is a future question rather than a current one.

The Halton District School Board and Halton Catholic District School Board both operate schools in the surrounding neighbourhoods; the boards have not published a Midtown-specific accommodation plan.

Parks and amenities

  • The Province's commitment on the Transit-Oriented Community sites includes publicly accessible spaces and improved access to Oakville GO Station.
  • Sixteen Mile Creek and its valley form the western edge of the area.

Getting around

  • Oakville GO Station on the Lakeshore West line is the anchor of the area and the reason for the provincial designation.
  • Trafalgar Road is one of two corridors Oakville Transit has identified for a future Frequent Transit Network at 15-minute or better headways.
