The answer

As of September 24, 2026, the Town of Oakville’s planning records carry 65,346 homes in 169 live projects: 27,548 under review, 15,101 under appeal at the Ontario Land Tribunal, and 22,330 approved but not yet given final approval or registered. Of the homes whose type is recorded, 82% are apartments. Three communities, Midtown Core, Glenorchy and Joshua’s Meadows, hold most of the total. A proposal is not a building: many applications are revised, some are refused, and approved projects can wait years for construction.

Method and limits

The figures are computed from the Town of Oakville’s planning-applications layer, the same records behind the development applications database. One proposal usually files several applications that each carry the same unit count, so OakvilleIQ groups the folders into projects and takes the largest figure a project has filed. Summing the raw folders would roughly double the total.

What this cannot tell you: how many homes were actually built. The Town’s planning system records approvals, not occupancy, and building permits are a separate dataset OakvilleIQ does not yet hold. Nor does it include homes that need no planning application, such as additional residential units in existing houses. The figures are the Town’s at the date checked; a resubmission can change a project’s count.
