Context
Palermo in context
Palermo was a crossroads village before Oakville was a town, and for most of the twentieth century it stayed one. Its recent history is the opposite: it now sits at the intersection of two growth pressures, the Palermo Village growth area at Dundas and Bronte Road, and the subdivision build-out of the Palermo West lands to the north.
The Town's Palermo Village Growth Area Review is the file that will decide how much of the crossroads becomes a mid-rise centre. Around it, the active applications on Dundas Street West are a mix of retirement and long-term care, seniors housing and mixed-use blocks, which is a fair reflection of who is actually moving into northwest Oakville.
Transit here is a genuine constraint, and Oakville Transit has treated it as one. The Palermo West and Bronte Creek area is served by a Ride On-Demand zone rather than fixed routes, and that zone gained Bronte GO Station as a destination in July 2026 and the Highway 407 and Bronte Road Park and Ride in September 2026, which completed its connection to every GO bus operating in Oakville.

A new Halton District elementary school, currently called Oakville #5 PS, is being built at the corner of Settlers Road West and Preserve Drive in north Oakville, with 926 student spaces and 88 licensed childcare spaces, opening in fall 2028.
