What is on the agenda

The Town's published agenda for Wednesday, November 11, 2026 sets the Committee of Adjustment hearing for 7 p.m. as a virtual meeting, live-streamed at oakville.ca/live.html and on the Town's YouTube channel. As of October 25 the agenda lists four minor variance applications under item 6 and nothing under consent applications. The Town's hearing notices for the four files are dated for mailing on October 26.

The two new-home files

At 82 First Street the notice lists seven variances to Zoning By-law 2014-014: a height of 9.88 metres where 9.00 metres is permitted; a front yard of 10.97 metres where 13.28 metres is required in this instance; a northerly interior side yard of 1.66 metres and a southerly one of 2.11 metres where 2.4 metres is required for each; an aggregate of interior side yards of 3.77 metres where 6.0 metres is required; a residential floor area ratio of 46% where 35% is permitted; and lot coverage of 28.68% where 25% is permitted.

At 2072 Salvator Boulevard the notice lists eight variances: a driveway crossing the flankage lot line set back 5.0 metres from the point where the front and flankage lot lines meet, where 15 metres is required; a cumulative driveway width of 10.67 metres where 9.0 metres is permitted; a flankage yard of 2.08 metres where 3.5 metres is required; front-yard soft landscaping of 40.59% where 45% is required; a floor area ratio of 46.85% where 43% is permitted; lot coverage of 27.85% where 25% is permitted for a dwelling taller than 7.0 metres; an interior side yard of 1.22 metres where 1.8 metres is required; and a height of 9.75 metres for a dwelling with a semi-flat roof where 9.00 metres is permitted.

What the Committee decides

The Committee of Adjustment is a group appointed under Ontario's Planning Act; Town Council plays no part in its decisions. It rules on minor variances, which excuse a property from a specific requirement of the zoning by-law. The Town's Committee page says the Committee must be satisfied that a variance maintains the general intent and purpose of the Official Plan, maintains the general intent and purpose of the zoning by-law, is desirable for the appropriate development or use of the land, and is minor.
