Oakville rewrites residential zoning rules town-wide with By-law 2026-088
Council has passed a town-wide amendment to Zoning By-law 2014-014 that changes residential rules across all seven wards — lot sizes, yards, lot coverage, floor area, additional-residential-unit setbacks, and height tied to roof slope.
The details
A town-wide change
On June 15, 2026, Council passed By-law 2026-088, amending Zoning By-law 2014-014 for all lands it covers — across Wards 1 through 7. The notice was published on June 23.
What changes for homeowners
The amendment streamlines and consolidates zones, updating minimum lot frontages and areas and the related rules for minimum yards, residential floor area and lot coverage, and it renames the 'RL' residential symbol to 'R'. It adds height requirements based on roof slope, driveway setbacks, soft-landscaping requirements and minimum yards for additional residential units, and changes rules for side yards, window wells, lot coverage and garage area.

Other changes
The amendment also converts the '-0' suffix zone to an overlay, removes main-wall proportionality requirements, replaces 'prohibited' with 'not permitted' for certain uses, and updates Heritage Conservation District special provisions. Appeals to the Ontario Land Tribunal were filed with the Town Clerk with the Tribunal's fee; the planner on the file is Catherine Buckerfield, 905-845-6601 extension 2084.
