North Oakville employment lands rezoned at 145 Burnhamthorpe, with a modular-housing plant
Council has rezoned 12.14 hectares at 145 Burnhamthorpe Road West for employment use — three employment blocks, a stormwater pond, and, north of William Halton Parkway, a special provision for a modular assembly plant to build housing components.
The details
What Council approved
On July 7, 2026, Council passed a Zoning By-law Amendment, file Z.1217.04, for 145 Burnhamthorpe Road West — the north side between Sixth Line and William Halton Parkway, which bisects the site, in Ward 7. The applicant is Hulme Development Limited, and the lands are also subject to a draft plan of subdivision (24T-26001/1217) and an Official Plan Amendment (42.15.70).
What the zoning allows
The amendment permits employment development on 12.14 hectares: three employment blocks totalling about 7.8 hectares, a 22-metre public road and a 2.94-hectare stormwater pond. South of William Halton Parkway the land is Light Employment with Special Provision 148; north of it, Light Employment with Special Provision 147 for a modular assembly plant intended to support construction of new dwelling units.
